6 Seller Tips to sell your Home Fast and For Top Dollar
This is not a normal market, the social media has changed everything COVID-19 has changed everything. And buyers are a lot smarter today than they were five years ago. If you’re thinking about selling your home, take advantage of the six tips that have gathered over years and years of selling hundreds and hundreds of homes.
Tip number 1: Learn the process of selling a house.
Before you even list your home or try to sell your home. The first thing you may want to do is learn the process of selling a house. What does it take to sell a house? You need to learn how to prepare to sell your home? Whether it’s next month or two or three months? What do you need to do to start preparing for the home? What are you going to do? While your house is for sale? What will you do after you sell your home? Are you going to be buying another house or you already have another house, there’s a process involved? How is an agent going to help you sell a home agents who are listing agents help sellers sell their homes, so you may want to start looking for a listing agent to help you through the process. As I mentioned earlier, this is a digital world. And the digital world has changed the way we do business not only in real estate, but in anything we do looking at Hotel, booking a restaurant, booking a trip, or going to the bank, everything has changed in this real estate in this market.
Tip number 2: Read realtor reviews.
Obviously to help you sell the home in this market, you do want to hire a listing agent. So when you are interviewing agents, and during the interview or before the interview or after the interview, you want to review the work the past history, what our client saying about the agent you hire, it is very important these days to check out the reviews. And one of the best place for you to check out the reviews is obviously Google reviews. The reason I recommend Google reviews is because once a client of yours puts a review on Google, Google actually reviews the reviews, and then allows it to post it or not. There’s a lot of other website where I can tell my friends and family or just anybody paid them five bucks to put reviews. So those are not genuine reviews. Google reviews are genuine reviews. You want to interview the agents, check out their reviews, that gives you a past track record what kind of customer service is getting, and what kind of repeat and referral business is getting. You want to pick the right agent who’s going to help you and gives you the best service not only to get you a top dollar, but sell the home in a predictable time and sell it without any hassles or least hassles as possible.
Tip number 3: When it comes to selling a house, it really helps if you have a checklist.
So we recommend that you create a checklist prior to selling your home checklist. Real simple checklist gives you an idea of what’s going to be involved what you need to do, what our priorities and what are not priorities, like interviewing agents, preparing a home for sale, taking out dings in your home. Maybe you want to repair some things to make it look nice. Maybe you need a paint job on the house. Maybe we’ll do a curb appeal on the house. Also, what are what’s going to happen during the showing time. When you’re in the house? What’s gonna happen after you close of escrow? Do you already have a house? Do you need to find a house? Where is the money gonna come from when you’re gonna buy the other house? Are you qualified to buy the other house. So all these checklists that you make, and obviously you get these information by talking to agents and figure out all the things you’re going to need. So when you do put your house for sale, you are prepared ready to go and you are less stressed. So checklists really help out if you’ve never used it, this may be a good time to start writing out a checklist. All it is is a piece of paper with the things you need to do and then prioritize. Tip number 4: Premarketing your home
What is pre marketing? Well, I’m not sure if you’re aware but in the multiple listing service which I’m a member through my Pacific West Association of Realtors, which I am a member of the MLS the multiple listing service. Now we are able to put a home as a coming soon which means that we are letting the buyers and the other agents in the area know that this house is coming for sale and in this market. The more pre marketing you do even more than you’re actually advertising, the faster you sell a home, the more price you get a home, and the stronger buyer you get. So what are the things involved in pre marketing. Obviously, once the listing agent lists your home, he or she will guide you in preparing a home for sale where they need some repairs, some touch ups, maybe need some staging, have them take great pictures, professional videos, professional walkthroughs, and then have them advertise or what I do myself is advertised on social media, let everybody know that the house is coming for sale, give them a date, maybe 10 days ahead or one week ahead, that starting August 15, for example, or September 15, this house will be available to show have everybody come on pretty much the same day so that it creates a momentum when so many people are coming to see the home. And hopefully it’ll bring you multiple offers. So the reason you want multiple offers is because of your pre marketing, you have created a lot of buzz word on the house, we have created the want for this house with all the features and benefits you have added on the house. And instead of getting one offer, you may get two or three offers. The benefit of getting multiple offers is that one of the buyers will overtake the other buyers and you will get strong terms and conditions that what you want. And also you will pick the best and the strongest buyer to buy your house. So pre marketing is very critical. Hopefully, you will do that when you sell your home.
Tip number 5: Interview more than one agent.
According to statistics, most of the sellers just interviewed the first agent and end up listing with them. Whether you found the agent online, or you saw an open house and you met the agent or you saw a sign or you are referred to an agent, which is great if you get a referral. But we highly recommend that for you to get the most benefit and understand the process and the marketing. And the checklist that you interview more than one agent at least two if not three, and then you make a decision on which agent is the right one for you. There may be a great agent in your neighborhood, that agent may not be the right one for you to sell your house with your terms and conditions. So we recommend that you interview two or three agents have a list of questions to ask them, and we can provide those with you. And then compare those questions with the other agents. This way you pick the right agent that’s best for you. Remember, you want to hire an agent for three reasons. There are many reasons but these are the three top reasons you want to hire a great agent number one is to get you the top dollar in this market, you want to sell it in a predictable time as fast as possible, the faster you sell a house, the better price you get. And the third one is that you want the least hassle in the transaction process holding your hands guiding you the right way. So hopefully you can interview two to three agents and pick the right agent.
Tip number 6: When you hire an agent, make sure to have them prove their records prove their marketing.
So obviously, hopefully you interviewed two or three agents. And when you hire ready to hire an agent, you want to see their proof. As they say the proof is in the pudding. You might have seen a lot of signs out there, or brochures, or even signs out says I’m the number one agent. I’m the number one agent. Everybody says they’re the number one agent and that can be possible. So when you hire an agent, there’s a few things you want to have them prove. One is their track record. Have they sold homes in your neighborhood in your city, and do they sell a whole bunch of homes rather than three or four homes. Also, according to the National Association of Realtors, of which I’m a member, and I’m a member of California Association of Realtors, they say that an average agent sells anywhere from three to four homes per year, which is really pathetic because they can’t make money and make a living out of it, especially in Orange County. So you want to hire an agent that sold 10 1520 homes a year so they know exactly what’s happening and they have a proven track record. You also want to see their online presence and the social media presence because ohms have to be advertised on social media p buyers check out on social media, all the other websites. You also want to have them prove not only their social media presence on Facebook, or Instagram or LinkedIn, or even YouTube, but you also want to check out the reviews on Google or Zillow or realtor.com. And this is very critical because when you give great service and the buyers or sellers like your service, they can actually put something in writing So checking the the records of reviews the track record of statistics, how well do they know the schools? How well do they know the statistics in the local area and the neighborhood? How fast our homes are selling? At what price? are they selling? are they selling higher or lower than the fair market value? If an agent knows all these stuff, all this information, you will have a great agent who can get you a top price in a predictable time with the least hassle. So have your agent that you hire, prove whatever they’re saying, in writing or looking at it online.
