Anaheim Hills is a quiet and affluent clan community and it is a part of the City of Anaheim I’m Hills covers the zip code nine to 807 and nine to 808 located right near 91 freeway and 55 and it borders Riverside County. 

I’m going to talk about two or three things about Anaheim Hills that may give you some information if you’re thinking about moving out here or if you think about investing in Anaheim Hills or if you buying or renting or even if you’re thinking about selling because that way you know what the buyers and renters think in the city of Anaheim Hills, the number one thing that the people of Anaheim Hills love about the city of Anaheim Hills is the greenery, the peacefulness, and the quietness that the city of animals offers just moving from Anaheim, west of 55 freeway and coming out here east of the 55 freeway. It’s a whole new landscape, there are hills, there are greeneries. There are hiking trails, biking trails, there’s an Anaheim Hills Golf Course and Anaheim Hills offers lots of parks and Nature Center like the oak Canyon Nature Center. So if you love greenery, peacefulness, light wins hillsides and Anaheim Hills is for you. Why Anaheim Hills is great. And that is because the school system is really nice in Anaheim Hills. In fact, when I moved here 25 years ago, one of the key reasons was obviously for the greenery as well and the golf course but one of the main reasons I moved out here is because my son was going to start junior high. So he went to El Rancho Junior in Anaheim Hills and my daughter was studying first grade, she went to the Anaheim Hills Elementary School and the Kenyan High School is really an awesome school. And I’m going to give you some stats about Kenyan High School. In fact, in the last year or so Kenyan High School just had a huge improvement and add ons. So hopefully you can find out about that. So as far as the Kenyan high school goals, it has a very strong college and career preparedness. Canyon High School prepares you for the four-year graduation and careers the graduation rate for the four-year college preparation is 97%, which is way higher than the average which is about 80%. By the way, this information is collected from the great schools.org. Also, the percentage of students who are prepared who meet the requirements to go to the UC system, or the Cal State system from Canyon High is 65% Compared to 50% with other schools, so that’s a great rate. So that’s a great graduation rate and preparedness rate and the 11th-grade college readiness rate is 85% compared to a lot less for the national average. So these are great reasons to go to Canyon High School and overall move to Anaheim Hills.

It’s an excellent school system when I sell homes and I ask them what makes you move to Anaheim Hills and a lot of them say it’s for the schools’ elementary school Rancho and the Canyon High School as in any city or community the more features and benefits the city or the area provides like the golf courses, the hiking, and the sceneries and the views and the mountains and the parks and the great schools. There’s a cost to it. So overall the cost of living whether it’s renting here or buying a property here is a lot more than your average city or it’s a lot more than at least the City of Anaheim. So let me give you some numbers so you get an idea of the cost of living. It’s not cheap, but great homes, great communities, and a great place to live and enjoy your lifestyle, especially on the weekends if you’re working during the weekdays. So according to realtor.com as of February 2022. The median listing price of all the homes listed in Anaheim Hills is $899,000. The median listing dollar per square foot is $516 per square foot, that is the median dollar per square foot for homes that are listed for sale and not yet sold, and the actual median home sales price of the home sold as of February 2022 is $975,000 which is quite high in Orange County. That average is under $800,000. And as of today, according to realtor.com There are 72 homes for sale which is a lot less than the average normal market. Usually, there are at least 150 275 homes for sale at any given time. But because of low inventory, not just in Anaheim Hills, but nationwide, there are only half the homes for sale and there are actually only 13 homes for rent that are listed in the multiple listing service but one of the reasons there is a shortage is because whenever the homes come for sale or whenever the homes come to rent, they snatched away because there’s a big demand. A lot of people want to move to an unhealthy great community.
